Planning

The Shire of Cranbrook is responsible for controlling land use and the positioning of all buildings. It is also responsible for ensuring building plans comply with the operative Town Planning Scheme, the Residential Design Codes, the Shire’s Policies and the Building Code of Australia.

It is important to note that planning approval may be required not only for new construction but also for a change in land use or establishing a new land use on a property.

Bushfire Attack Levy

If any dwelling is located in a declared bushfire prone area then a Bushfire Attack Level report must be lodged with any planning application – mapping is available on the DFES website – https://www.dfes.wa.gov.au/regulationandcompliance/bushfireproneareas/Pages/default.aspx

Where any new dwelling is proposed in a declared bushfire prone area then a Bushfire Attack Level report must be lodged with any planning application or building permit application (whichever is applicable).  You will need to engage a bushfire consultant and they will examine the proposed house location, surrounding vegetation within 100 metres, vegetation types, and physical factors such as slope.  The bushfire consultant will ascertain whether a Bushfire Attack Level (BAL) rating needs to be applied.  The BAL rating will determine the construction standards that will apply for construction.
